Timing the market

Originally, my clients planned to just visit Calgary in spring before officially moving and buying a home in August. Looking at the market trends in Calgary, I knew they would likely pay significantly more for a home as the months went by.

After listening to my advice about the market trends, my clients decided to buy in May. From May to August 2023, the comparable sales in the area were already showing a $15,000 to $20,000 increase in price.

Fast forward to a year later, and their starter home in Calgary was feeling a little cramped. It didn’t quite have enough room for large family gatherings or all the friends they had made.

Because my clients purchased their home when they did, the market had increased so much that they were able to sell it exactly 1 year later for a profit. And not a small profit either–they made $50,000 on the sale, after fees.

The right advice

Making money on your home sale can be hard, but it’s nearly impossible within 1 year without significant renovations. Like anything, making real estate decisions is a lot easier with the right advice.

I always tell my clients that I give them the same advice I’d give my own family. In this case, it was both! My clients were my parents, and I’m so glad I could get them a great start in a new city.
